Can I use my own contractor with 121 Design Build Inc.?
121 prefers its construction path and trusted network. You may bring your own contractor if they meet quality standards.
Direct answer
Prefer 121’s team. Your own contractor is possible.
We prefer to work with our trusted network of contractors, but you may choose your own, as long as they meet our standards for quality and reliability.
One-team design-build is simpler: the Encino / Los Angeles team that designed the project also builds it. An outside GC is possible, with extra coordination.
Quality and reliability are the standard we hold, whether the crew is 121’s network or yours. On-time, on-budget delivery is the aim — not a guarantee, because City of Los Angeles reviews still shape the calendar. This is not legal advice.
Three common setups
121’s path, your contractor, or a split crew.
121’s construction path
We prefer to work with our trusted network of contractors. Design and construction stay with the same Encino team, which is the simpler path.
Your own contractor
You may choose your own contractor, as long as they meet our standards for quality and reliability. Coordination with 121’s design team is required.
A split, uncoordinated crew
A builder who does not meet 121’s quality standard, or who will not coordinate with the drawings, is not a fit. We will say so honestly.
Why it matters
One team is simpler. An outside GC needs coordination.
When the contractor is not the same as the designer, details can drift and questions bounce between firms. When they are one team, the job site follows the drawings.
You can still bring your own contractor in Encino / Los Angeles if they meet quality and reliability standards. That path takes more coordination.

Conversation and brief
We talk through the project and review the lot or existing house so the brief is honest, including whether 121 builds or you bring a contractor.

Design
The same team develops a design that can be permitted and built, whether 121’s network or your contractor will be on site.

Permits
We coordinate drawings and submittals with the City of Los Angeles. Approvals are never guaranteed.

Build
121 prefers its trusted network. You may use your own contractor if they meet quality and reliability standards.
